On a clear summer afternoon in Phoenix, the attic is the hottest part of the house by a wide margin. Sun loads the roof, the roof loads the attic air, and that heat then pushes down through the ceiling into rooms your air conditioner is trying to hold at a comfortable temperature. Two Approaches, and Why the Choice Matters

The conventional approach insulates the attic floor and leaves the attic itself vented and hot. This is cheaper and it is entirely appropriate for a house whose ductwork and air handler are not in the attic.

The other approach seals and insulates at the roof deck, which brings the attic inside the conditioned space. In Phoenix this is often the more consequential choice, because a very large share of homes here do run ducts through the attic. If the ducts are sitting in extreme attic heat, insulating the floor beneath them does nothing for the air traveling through them.

Which of the two suits your house depends on where the ducts run, how the roof is built and how the attic is ventilated. That is an assessment question, not a catalog question.

What We Look For in the Inspection

Actual existing depth and coverage, not the original spec. Gaps and voids around penetrations. Whether recessed lights are rated for contact with insulation. Where the ductwork runs and what condition its own insulation is in. Signs of water tracking, rodent activity or contamination, all of which are reasons to remove rather than top up. Ventilation, and whether the current path still works once we change the assembly.

The estimate that follows names what we are installing, to what thickness, over what area. If topping up the existing material is the right answer, that is what the estimate says.

Attic Work and Your Cooling System

Insulation and air conditioning are one system, not two. A tight, well insulated attic reduces the load the equipment has to meet, which affects how long it runs and how hard it works. Insulation does not fix an undersized or failing unit, and nobody should tell you otherwise, but making the attic stop working against the equipment is a sensible first step before replacing it.
